How to Write a Functional Test

One of the primary functions of commissioning a building is to ensure that the systems operate as intended by the Owners Project Requirements (OPR). This session starts with an overview of the functional testing process and includes a description of how to specify functional testing and functional test scripts. The presentation then moves into the process of actually planning for and writing test scripts. The BCxA Essential Attributes define functional testing elements and documentation this way: “These tests are documented to clearly describe the individual systematic test procedures, the expected systems response or acceptance criteria for each procedure, the actual response or findings, and any pertinent discussion.” The presentation will cover both the content and format for effective and efficient tests for different types of equipment and various levels of rigor. The speaker’s extensive background in conducting and documenting functional tests in many building types illuminates the presentation.
